Business was brisk last weekend on opening day of the sales presentation centre for the new low-rise stacked townhomes development located on the southeast corner of Kingston Rd. and Birchcliff Ave.
The development, called Birchcliff Urban Towns, is a project of Core Development Group and consists of 52 stacked townhouses ranging from one to three bedrooms and priced from around $550,000 to $800,000.
There are 26 upper units with rooftop patios as well as 26 lower units with either gardens or terraces, all arranged around a central landscaped courtyard.
Anything facing south, east or west has views of Lake Ontario, according to Audrey Lew, sales manager for brokerage firm Milborne Real Estate. North-facing units have a view Birch Cliff Public School as well as the heritage building owned by House and Garden Co.
Lew said they’ve had a lot of interest from customers in Birch Cliff, the Beach and Cliffside who want to live closer to the lake.
“A lot of people would like to come into this neighbourhood. But right now whatever is available south of Kingston is just too expensive for them. So really, this allows them to come into the market at an affordable price point,” Lew said.
There was a steady stream of customers at the presentation centre at Kingston Rd. and Manderley for the VIP registrants’ event for prospective buyers who registered in advance on the website.
They were being offered incentives such as free parking and free assignment clauses that allow purchasers to sell their townhome before final closing.
They were also able to check out the floor plans and views as well as inspect the appliances and finishes being offered such as stainless steel appliances, quartz countertops and wide plank flooring.
Lew said the company hopes to start construction in the early part of 2019 with planned occupancy in November 2020.
Core Development Group is also building two other developments in Birch Cliff. “The Manderley” is a 10-storey mixed-use condo proposed for the northwest corner of Kingston Rd. and Manderley Drive.
“Clonmore Urban Towns” consists of 118 townhomes proposed for just east of The Quarry and south of the railway tracks on Clonmore Dr.
